
If you bought your home in Spring, TX a few years ago, there's a good chance you've built up real equity between paying down your loan and rising home values in communities like Augusta Pines, Gleannloch Farms, and Springwoods Village. Once you're sitting on equity, the question becomes how to use it — and that usually comes down to choosing between a cash-out refinance and a home equity line of credit (HELOC).
A cash-out refinance replaces your existing mortgage with a new, larger one, and you receive the difference in cash at closing. You end up with a single loan and a single monthly payment, which can be appealing if you want to lock in a fixed rate on the full balance. This tends to make more sense if you already have a low rate on your first mortgage that you don't want to disturb, or if you're not sure exactly how much you'll need — a renovation with a range of possible costs, for example, rather than a single lump-sum expense.
Whatever the reason, it's worth running the numbers on both structures rather than defaulting to whichever one you've heard of before — the better option depends heavily on your current rate, how much you need, and how quickly you plan to pay it back.
Both options come with closing costs, so it's worth asking your lender to walk through how long it takes to break even on those costs given the rate and terms you're offered. A cash-out refinance with a meaningfully lower rate than your current one can pay for itself relatively quickly; one with a higher rate might not make sense unless you specifically need the fixed-payment structure.
