Saving for a down payment is the biggest hurdle for most buyers. Texas has state and local programs that can help cover your down payment and closing costs, and many buyers qualify without realizing it. Some programs are grants and others are forgivable or deferred second loans.

Texas Department of Housing and Community Affairs (TDHCA): statewide down payment and closing cost assistance, plus Mortgage Credit Certificates that can reduce your federal taxes.
Texas State Affordable Housing Corporation (TSAHC): programs including Homes for Texas Heroes for teachers, first responders, veterans, and other eligible professions, and Home Sweet Texas for low- and moderate-income buyers.
Southeast Texas Housing Finance Corporation (SETH): assistance programs for buyers in the Houston region.
City of Houston and Harris County programs for eligible buyers purchasing within those areas.
Each program has its own income limits, purchase price limits, credit requirements, and repayment terms, and program details change regularly. Some require a homebuyer education course. I'll check which programs you qualify for, show you the true cost and benefit of each, and pair the assistance with the right first mortgage.
