A conventional loan is the most common way to buy a home in Texas. It isn't backed by a government agency, and it follows Fannie Mae and Freddie Mac guidelines. Because I'm an independent broker, I can shop your conventional loan across multiple lenders to find the best combination of rate and costs for you.

Low down payment: as little as 3% down for qualified first-time buyers, and 5% down for repeat buyers.
Mortgage insurance you can remove: private mortgage insurance (PMI) can be removed once you reach 20% equity, and it ends automatically at 22%.
2026 loan limit: up to $832,750 for a single-family home in Harris and Montgomery counties.
Flexible property types: primary homes, second homes, and investment properties.
Conventional loans usually work best for buyers with a credit score of 620 or higher and steady, documented income. With good credit, a conventional loan is often cheaper over time than an FHA loan because PMI can be removed. If your credit is still building, I'll compare it side by side with an FHA option so you can see the real numbers.
